Surround yourself with like-minded people "Creative" real estate is non-traditional, which means that most people don't do it this way.

Mcdonalds, CVS, etc. all have brand new buildings surrounding this place.

The per square foot price is going to be a bit less than surrounding smaller houses, but that will give you an idea of the value.

The houses in the surrounding community that have come up for sale are normally foreclosures over the last year, but the one that wasn't a foreclosure sold for $225,000.

Zillow is an enormous falacy.Drive to the properties and inspect the area, surrounding propery condition, and subject property condition.

Even the surrounding areas are overvalued.

How about driving the surrounding area in a reasonable radius and look for "for rent" signs as well as houses that look like they are under going rehab (ask the crew how to get in touch with the owner.)

I have tried searching quite a bit but most of the ones I find seem to be mostly composed of people with little or no experience (ie, NYC FLIPPIN - meeting location: Jason's basement friday nights, brooklyn) Not that I'm trying to be a snob but I want to try to reach for a group that's very professional so I can learn things from them, not surround myself with peers who have no real experience or wisdom and have the same questions I do.Thanks!
