They conduct little due diligence and figure the money placed is nominal so it is worth the risk.Not always but investors with higher levels of money tend to be more sophisticated even if they have not invested in real estate before.

On the other hand less sophisticated investors (who typically haven't done a detailed analysis and don't have a targeted return they're aiming for) may be afraid of missing out, and acting out of greed just plunge ahead.If the market keeps going after the new tax is imposed it could mean that fundamentals don't matter which would be a sure sign of a bubble.

Some here refuse anything below 8% net operating income, and they consider half their gross operating income to be operating costs.There's nothing wrong with buying at market price, it just isn't what the sophisticated investor is interested in.

Welcome to BP @Kirk Paolinelli.We are both on the same situation but you will find tons of advise and information here.Currently looking as well for my second buy and hold property in the Lemoore/Hanford area but still on the learning stage plus being active military stationed overseas now makes it more complicated but I believe still possible as long as the numbers works including getting as much advise from the experts here.You mentioned you work on SNFs, I was doing Billing/Payroll on a SNFs 5 years ago and wow, miss working with our MDS Coordinator back then about RUG levels.Welcome again and wish you Good luck.

That is because the sellers do not want to have their properties tied up by "buyers" who have no means and no intention of closing; merely trying to flip the contract and make a middleman's profit.Almost all sophisticated sellers will take steps to eliminate "wholesalers", either through research, proof of funds or clauses negating assignment.
