*** Just a thought**** No Actual Deal***I was just thinking if I were to use OPM except on a multiple scale maybe like 5 investors or something to that nature and we are closing on a big deal on a Apartment Complex.Of course we would be dealing with soft money or somebodies IRA or maybe someone with a lump sum of cash wanting to invest.

For the past 10 years they are 1 month behind with rent and always pay $100 late fee on their $2k rent.We are diligent with collecting rent on time with all of our other properties (residential) but only put up with this from the commercial tenant as the commercial market for this property has been soft/weak for the past 15 years and we have no appetite to have the property sit vacant for a year or two to prove a point.

Items such as the macro economics; net migration, income growth, job creation and more difficultly the soft areas which such as; crime, pride in ownership, etc....In the past when purchasing personal property I would picture myself living in the area, proximity of shopping, store availability, proximity to highways, traffic, restaurants and also new investment in commercial retail (I always thought if Walmart wanted to invest $10 million into a Neighborhood Market purchasing a SFH in the area is also a smart choice) they have done a lot more research than I ever would be able to perform myself.

I agree with @Ricky Beliveau where there's not much meat on the bone at $750K - an executable deal I'd put at $925K+, soft costs for MY biz (with overhead, etc) run roughly 9-10% ARV, if held for 6-10 months.

These "Soft costs' can easily be 15-20% of the end price of a deal.
