@Richie Thomas - Athens and Meridianville/Hazel Green, in my opinion, are not similar at all.Athens has much more potential for growth and appreciation - as @Jeff Henderson said, the job growth near Athens is tremendous, and there is a lot of folks who work in Huntsville/Madison who commute from Athens due to the amount of house/land they can get there compared to the metro areas otherwise.  

Had a thought of developing two different phases, one with contractor garages on the more flat land, and townhomes in another area that is more uneven.Thanks,

Hello BP, I am looking to connect with an agent/broker to sell a commercial property/land in the Hudson Valley region/Ulster County NY.

The second instance was a restaurant with the land it was on for total disclosure.

If someone gets bent out of shape because of the way someone responded on a public forum, they have not yet developed the needed “thickness” of skin.  

I think some of this comes from our upbringing and what we’re taught or not taught and how what we saw shaped us in some way.Some of us have further to travel toward a position of financial freedom, but it is not impossible.

every person who builds a house or a commercial building has to do so with 25% equity to get it financed with a bank. there is absolutely value in new construction. the hard part becomes making sure your architect knows how to design a building that can make money. but saying you don't know how to is a little silly it's the same idea as existing but ground up you just study the market and look at land more than you do anything else. you can build a house anywhere but you want to do it in better areas. it's either than or higher density's smaller floorplans, etc

Reno has geographic constraints to building that is squeezing supply driving the appreciation vs Vegas where there is still room to build on flat land.
