You will need to show up at his door unannounced to discover if the dog is there and basically ride him into the ground until he breaks his lease or you start the eviction. 

You would've created at least 20-25% equity in the property for yourself and would have the option to sell and capture or let it ride on the market awaiting appreciation.

Income is of lesser importance as a long term game plan.So two basic scenarios...buy cheap, park cash, minimum profits, cash out before expenses eat up profits.....or invest for appreciation and ride out the zero or negative income, cash out.
