Tenant still wants to get the 75gallon on cList and was trying to guilt-trip me that if he miss the deal it will be on me. heh i didnt say anything about him not storing it in his apartment  for his future 'crib' just that it would be a huge risk to our floors and structure a tank that size full of water and rocks.We will stand our ground at 20gallon due to maximum weight we are comfortable with on our floors and yes tenants are required per lease to open and keep active a renters  insurance policy but we do not check for active coverage except new leases and renewals as its typically prepaid for a year but I've heard there are monthly options now that tenants switch to after paying for annual one and getting the balance refunded.

You guys said that the interest saved on prepaid principal is a function of the amount saved on subsequent payments, not skipping interest payments.

This is a rather upscale city in the county though, and I have noticed these requirements do tend to attract a more financially stable tenant as far as savings at the moment of looking to move, for clients I have been PMing for.Anyways what I'd like to know is if for a month-to-month agreement in CA (LA county) can I legally also start requiring first and last months rent prepaid

If you just have them pay online, they can just one of those prepaid cards they can buy anywhere - doesn't mean they have a bank account.Another reason to make sure they have a bank account, is to know they are capable of getting a bank account.

You may be able to collect a higher security deposit when taking on extra risk instead of extra pre-paid rent.

Should I only accept payments through the end of this year as opposed to the end of the lease (next april 30th).Thanks for you insight.Kyle Hi @Kyle Hipp , I think there can be problems sometimes with a tenant pre-paying the rent, as far as your ability to evict for other reasons, and so it makes sense to me to write something up with the language you wrote above saying accepting the pre-paid rent does not indicate that you have waived your rights to evict, etc.That said, if she's on SSI, she can't have assets totaling over $2,000.

Prepaid rent is a liability account item as it is not "yours" all in advance, you use it up as you go.

We have our own team of contractors we call when necessary.If a PMs sole job is to collect rent, then a pre-paid self addressed envelop is a whole lot cheaper than the almost $100 per house we currently pay.
