Short term housing will be good too but there is already tons of oversupply mega apartments here that will get filled short term.Thats the play...the workers will get a short term boost in jobs.

Also, sort of obviously (perhaps), the bigger the part of your deal the (interest free) $50,000 can play, the better… Which translates to “the cheaper the home you can buy, the better your numbers will look when you pay your balance down by the $50,000.”

Like previously mentioned, screen like any other tenant and you should increase your odds of success.To address your OP, I have heard of S8 millionaires probably because S8 tenants have limited properties to choose from given the number of landlords who won't play the S8 game.

From what I know and hear, it's been great.Read that thread he mentioned, but in my opinion the short is:2-4 UNIT MF - Slower scale, less ROI and cashflow, but superior exit strategy.5+ MF - Faster scale, better across the board in numbers (usually), harder to finance hence harder exit strategy.If you play the long game and want cash flow / ROI, go big.
