I'm looking to purchase a 100 year old triplex that needs a good 50K+ in repairs and updates (I'm still getting contractors out for more estimates and will be doing some of the work myself).

Repairs are a nuisance,  but an expected part of all housing.

I’m not making much on rent and the house needs HVAC upgrade as well as cosmetic repairs.

There are lots of scenarios where you can lose money at a foreclosure auction - usually because the sale price plus rehab and future sale costs are driven above the after repair value.

The seller has agreed to let us out of the contract but does not agree that we should receive our earnest money back because he says he is able to bet everything damaged and stolen repaired and replaced before closing.   

You need to look at each individual property, how old it is, what major repairs have been done and when, and what it will cost to do major repairs. 

Hi,I am looking for some insight and advice from management companies here in NYC, regarding gym equipment repairs.

Now in this scenario I may have maybe $10K to $20K for both a down payment (on an actual rental property which I will rent out) and repair/CapEx/Vacancy costs.

Given some of the issues that we have seen with my mom's old house which is in the suburbs of Pittsburgh I know that costly repairs could be hiding somewhere.
