My game plan is to do a house hack as I have very little capital.

Those Landlords that are so tight on money will chose whomever can come and give them cash now so that they can pay their bills tomorrow as they have no reserves to float it for 30 days when Sec 8 catches up with everything.Of all the tenants that I have had on Sec 8 over the many years the only real problems I have had are with those tenants that game the system.

Unfortunately, the cost to get into the real estate game down in Florida is just way too much for a first timer in my position.

Most people do not.playing games with rates to cover fees in my opinion is never a good idea and is a lesson is in futility. 

It certainly is a long term game. 

My thought in this stage of the game after I have a little bit of knowledge is, "what is the LLC really protecting?"

If not buy a house and get in the game. 

If the lender is requiring you to put 30% down on a flip, its likely because the deal itself doesn't look great and they would want you to put more 'skin in the game'. 

Another client of mine was using dropbox and it was such a game changer when searching for the receipts.Cost of the services will vary due to the amount of work it involves.
