Hey @Corey Gelineau - Real estate licenses are STATE specific; however, some of them are reciprocal.  

I'd also want the operator to have a favorable track record in general but also with that specific property type, plan and MSA.It's good to know that the operator is making a significant capital contribution of their own, and not just dumping their acquisition fee into it and calling it good enough.

However, consider calling the VA’s regional loan center or speaking with a VA-approved lender who can interpret the rules in a more specific scenario tailored for you.

If you need eyes and ears or want an opinion on a specific property, I am always happy to assist. 

I also like to cross-reference that data with Facebook marketplace, craigslist, Zillow and apartments.com listings to get a really good idea of expectations for rent in a specific area.

Of course, your specific block may be higher or lower.
