The duplex will still work quite well if I need to pivot back to LTR and even mid term, but as stated before, the property is quite profitable when it was able to be done as STR.I see these challenges as new opportunities to grow and continue to learn and improve my craft.Thank you all,James

Replacing an HVAC unit for tax purposes is considered an improvement, not a repair and therefor bonus depreciation from the TCJA should still be in effect through the end of this year.

Saw a house with a For Sale by Owner sign in a yard with tall grass and after some drama, we have a house.We have dealt with long term rentals for over 15 years, but not aggressively ( keep them rented and do some improvements ).This "old house" needs, updated HVAC, new roof, new kitchen, some broken windows, upgraded electrical, water run off issues...I'm just starting to clear the house out with multiple dumpsters and starting to get quotes.
