Hey BiggerPockets Crew - Rent Control proposals are big deal for many national multifamily markets as the trend trickles across the country: Rent control in one form or another seems to be on the horizon for Boston and many cities across the nation.

It will be interesting to see how this shakes out, given the 6-year time horizon (although many of the smaller pieces of the ban go into effect within 10 days).

Welcome aboard @Harrison YoungPlanning is good and necessary but so much (everything) can change in a 7-15-year horizon that I think it would be more beneficial to focus on one step at a time, and re-assess each time.

That can be a problematic situation if you don't have a shorter-term horizon for paying it off.

I understand that this might be a long time horizon, but I think this is a fair goal and feasible goal given my current situation.

The office I invested in has a 10 year horizon, but the vast majority are 3-5 years.    

Sounds like when both units are rehabbed and rented, the cash flow will be positive.I love the love term horizon, especially in WA state where equity appreciation runs high.
