The tenant is responsible for opening/closing and chemicals to maintain the pool.  

I'm not doing that for a free fishing trip, when most homes in my market sell 5-25%....and there is not one that sold for more than 10% off in the worst condition in the past year.Might sound harsh, but people remember the 1980s where you could bargain on car prices and homes. 

Buyer is a smart guy....chemical engineer...but just not dealing with these kinds of things every day like I am.....so there is the value of your great agent.   

We plan on selling for a good profit when we are past the 2 year mark to avoid such harsh capitol gains tax!

I am more concerned about actual chemical contamination or criminals who lived in the house that a parent owned showing up after they get out of jail.  

You might loose a good Reno resource, subjecting them to harsh conditions.

Not trying to be harsh, but that's just the truth.You need to get some education and experience under your belt before you will be able to earn the trust of private equity or hard money lenders.

Increases in global temperatures would make winters shorter and less harsh.

Older homes especially have a lot of chemicals/dust/asbestos/lead in them - this is not good to breathe in for you or your family.
