Sadly, we are 2-weeks behind on our renovation (#1 above) due primarily to scope creep ... we had to replace 28' of external wall: 12' due to rot from a leaky penetration for a though wall air conditioner; another 16' due to improper framing when the unit was first converted from a garage/workshop into an apartment {long before we bought the building}.  

In my owner portal I can see rent collections, scanned materials receipts from the handyman, scanned receipts for external vendors when applicable, etc.    

Getting the 5.08% is fantastic BUT, currently none of my debit cards work and I am not able to transfer funds out of Stessa to an external bank from Stessa app. 

If the house is ballooned framed, this would include the external walls.I've done this twice and it has meant a full gut both times.  

When you lose money while you are waiting for external events, out of your control, to get your money back, you are not an investor....you are a speculator.

However, the guidance was discussed in the BP post below (and in the linked external article).And, as I said, I’m pretty risk averse.  

They gave a very detailed report with lots of photos and diagrams and even external links to websites explaining the electrical problems, etc.  

I would probably still say it's worth it to open an LLC since general partnerships fail to protect from both external and internal liability.
