I currently own a SFH which lost its grandfathered duplex zoning, now what I have is a 4bd 2 ba separate everything (including entrance) SFH, duplex look-alike.

an example of something that would be an opportunity is a park hat has unkempt lawns, cars just sitting on blocks, trash everywhere, is there skirting missing on the homes, is there a sign at the entrance of the park, is there a phone number, is there stuff everywhere in peoples lawns. 

The other thing to look for is how easy it would be to add a second entrance and most likely a 2nd egress per unit. 

If it where me, I would go more of the smart home route, which given the size is going to be an undertakingThe front exterior entrance is not very impressive, given the neighborhood standards.

There is a duplex next to a sysco food plant in Baraboo that is less than a block away from the employee entrance. 

The condo had an extra dining room area off to the side of the main entrance, which my parents helped me turn close off into a 3rd smaller bedroom which I'm renting out.

I recently bought my own signs to be posted at the entrances of parking lots.

My estimate for ARV is around $430k, house is a 3/1 with a 1/1 in-law suite (separate entrance).  

I drove through a park that had a sign at the entrance that said Bayshore Home Sales.
