Legally a SFH, (4bd 2ba, sep utilities) but wanting to duplex it

I currently own a SFH which lost its grandfathered duplex zoning, now what I have is a 4bd 2 ba separate everything (including entrance) SFH, duplex look-alike. I want to cash flow on the mortgage. How should I creatively go about this Investors and the like? Is it worth it? What stories have you heard/experiences do you have?
