I may have an unpopular opinion for Austin Market but i think hype is going down and things are settling down still not to pre pandemic levels, probably wont happen due to influx of people that moved in.My understanding is more people will move out than move in to Austin next few years but that is with in circles i know not necessarily representation of austin market. 

But aren't all good markets, meaning that's where people want to invest?

People might think you have something to hide.

People who think they are going to spend a few hours per week and make a $1000 is not reality.

That might be the biggest hurdle - but otherwise, I'd check out "DSCR Loans" which are the perfect option for people like you looking to buy rental properties w/o W2 or DTIWe don't own any other properties other than the investment property we just purchased.

Most people are just happy if their hand doesn't break through the sheet.

People think they're just going to hire a manager to solve all their problems and make the investment passive for them, but it's not that simple.We got to a point where we didn't want to be on call anymore.

But there a billion people out there that would disagree with me.4.  

Maybe you  can try a joint partnership with an experienced Investor/flipper and get your feet wet , you would be bringing capital to the table so I am sure many people would like to do that with you:)

They have to surmise some valuation - people in divorces, bankruptcies etc need valuation on unique properties all the time.
