Meaning if anything changes like credit score, late payment, home value, accidental credit issue like over credit card limit high balances, excessive trade lines the institution does a soft pull every month and can decrease or close the HELOC limit.Based on actual numbers most people end up consolidating the HELOC into their home down the road majority of the time.

MHP's and self storage used to be hand and hand when it came to cap rates, and still are very close, but as self storage development and consolidation of that industry has taken place...just MHP's are set to do over the next 5-10 years, MHP's have set themselves apart here recently, but they are getting lower and lower for on market deals.

Since 2020 I've dropped from 35 to 25, but some were consolidating up in area and quality. 

Yes, i see many of these holding attraction power and what-not BUT in context of "significant growth", no, these areas already had a mad-dash "gold-rush" of people and it's clearly stepped back to consolidation.

The income is paying down our HELOC which we opened to consolidate the money we borrowed to purchase and fix the rental.
