Thankfully I built a great relationship and friendship with one so I have one that helps me at the drop of the hat but there's a lot of work to be done and contractors seem thinner since the Pandemic.

Here in my local probate court it's like pulling blood from a stone trying to get a list.

Instead, it will get locked up into a lender-controlled account and using it to save your a$$ will be somewhat like squeezing blood out of a rock. 

Dave Ramsey's blood pressure would be very high right now. 

The thinner your chashflow the worse any bumps in the road will be.

This is like blood on the water for investors. 

The previous tenant apparently ran a "dog fighting ring" in the garage and there was blood and hair and excrement everywhere in the garage.

FYI, I'm in Bend, Oregon, not Portland, which has a thinner tenant pool, especially in the shoulder seasons.
