These LOCs will be unsecured and if it means anything, we have no business/investment history, as we're just starting; perhaps lower fee LOCs can be attained from a proven business with a history, or perhaps these fees are high independent of that?

There are several companies out there who do own the entire process from start to finish therefore the interest's will have to be mutually aligned.

Especially looking to hear from anyone that has successfully attained this sort of goal and able to share their input.

Usually HELOCs want your property to be finished...so if you have ANOTHER home, maybe that could work...but if not, then you would need a more structured mortgage.
