I'm risk adverse so I wouldn't own a property without having at least $10k in the bank cash to cover surprises vacancies, evictions, or damage starting at day 1 on each property.

Hi Manual,It's all really about how risk adverse you are to the capital being deployed and how far off you are from retirement among many other things.One question to you is how much return are you seeking annually of that 230k in an ideal world??

To my understanding, once the marked to market accounting practices are changed the banks will be allowed to sell of a distressed asset at a discount without that transaction adversely affecting everything else on their balance sheet, but only that one asset.

One is located near a new overpass, so we knew its value would rise substantially when that is finished (I think this month).Any landlord not following what is going on in the legislature in Sacramento is making a big mistake, as there are some bills extremely adverse to landlords .
