I understand that an application and credit check for every adult can add up, particularly if rejected. 

A problem you may have is when you are considered an adult in your state.

Since graduation, I have taken advantage of these scary and dangerous times with Covid (and frankly starting my adult life outside of education.... scary).

Two adults and a small child have done that for over a year.

Others prohibit occupancy by more than a certain number (usually 3) unrelated adults. 

One of the most upsetting things I've learned since getting into real estate is how unsafe some peoples living conditions are and how they just don't even realize there is a problem.Having a bad habit of not cleaning your room doesn't just vanish when you become an adult.

It's a 40 min drive to do a showing, so I ask when they want to move in (I need someone ASAP), how many adults (Boulder limits to 3 unrelateds), then I say min requirements are gross income > 3x rent, min credit score 650, no evictions, etc.3.

It will obviously cost more for a family and for older adults.

I have the opportunity to rent one of my residential properties to an Adult Residential Facility (ARF).
