The roma property was the one I learned on, out of necessity, because the "installer" I hired did a totally $**t job.  

Of course, it should be noted that I’m not implying that it is healthy to remove every luxury from our lives, rather I just think it can be very eye opening when even a normal, middle class family closely examines what they spend each year on luxuries in comparison to the capital required for a real estate deal and for the vast majority of middle class families, their vehicles make up a significant chunk of excessive luxury that can be down sized – unfortunately, we often exaggerate those luxuries as necessities.

In my market (Marin County/SF Bay Area) the $400K you have saved is a down payment - leverage of some kind is almost always a necessity.

It can be done, you just have to decide not to spend ANYTHING unless it is really a necessity!

But I am only 27 years old and feel like I'm being stifled from really enjoying life due to a job that I took out of necessity.

I do want to point out, that demand is crazy high in our market, so I understand if the market softens, we may need to cater to individual schedules out of necessity in the future.Some inquiries from potential tenants do provide an air of entitled attitudes (I.e we as landlords need to cater to their schedules, as if our own schedules are irrelevant), in which my response is to say “sorry you can’t make the open house, good luck to you in your search”.
