The is an original patio cover over part f the yard, which has splitting wood at 3 of 6 post bases half way up the 10 foot posts, 5 of the 6 have wood rot at the bases where they meet the concrete and are erroding, the Simpson anchor straps are not attached to the posts bases on 4 of them.

We have a few 55 gallon bins for additional cleanout crap but not much.If the load is small enough, you load up a utility trailer with the bins, strap them down, and off you go to the dump or waste station.

This cost, which I didn't do, helped drive my decision to sell my house as is and move elsewhere for retirement.I also learned from the plumber the gas water heater I had installed in the 1990s by another plumber (licensed) was done incorrectly (the heater was improperly vented and the seismic strapping was not in compliance with the codes, even though I got an assurance in writing at the time the work was done properly).
