If you get greedy and take deductions outside of the IRS guidelines you open yourself up to getting audited.

I'm not proud of how we got to this point, because I consider myself to be a good/honest person mostly, but I guess we were fearing that they would say no, and got greedy with the $700/month cash flow opportunity.

Do the surviving partners get that investors shares or do they have to deal with relatives that may be ignorant and/or greedy?

They got greedy and nobody in my area was using them anymore.

I ha lve over 100 now, so the bad gets absorbed into the good so lo g as you run things right and don't get greedy or rents or stingy on rehab/maintenace. 

I'm already in the stock market as a day trader now so I'm not putting anything else there.

Getting greedy, wanting to scale too quickly and not sticking to fundamentals.

Warren Buffett famously said:"Be greedy when others are fearful, be fearful when others are greedy" If you wanna get ahead, you gotta run in the opposite direction to where everyone else is going.
