There are too many questions remaining for you to trust a generic responses here on BP...you should absolutely seek legal counsel so that every aspect of your decision can be considered.

A lot of these will be generic canned answers and the person you are talking to won't really know what they are talking about but others will be incredibly insightful and give a full detailed response and you will get a masters class in the topic.

Anyone have a generic template that I could use?

There was just a generic message about those being for PRO members.  

Be genuine and come from a place of solving a problem not the generic “I’ll buy your home cash” 

I copy and past a generic message, telling everyone to reach back out to me in a few days if they were still looking to schedule an appointment (first screening). about 10 of them actually got back to me but some of them decided not to ask me the address (second screening).
