Sure, there could be a lot of things, but I believe it's not worth the keep that is why the owner is unloading, deferred repairs, ugly tenants, etc.

Refinancing your present home was a mistake based on your present plans and probably makes more scenes to unload it as it seems to be a financial burden. in addition your personal decisions regarding location, family  and the amount of personal effort you are willing to put into your future plans are going to hamper those plans.

You may talk to a clerk who won't know why you even care about it, and you may reach someone that has interest in unloading this non-performing asset.Regarding helping the seller, you can try to show him hard facts on home prices in that area, and pointing the repairs needed.

Lumber Liquidators also has a lot of vinyl that looks and feels pretty awesome, though I have never tried it.Though it's "scratch resistant", if you drag furniture across it, it will leave a streak.
