Milwaukee landlords, I'm wondering what you think of a 2/2 duplex I saw with what I think is an undesirable floor plan.The typical 2-bed duplex in Milwaukee I am used to seeing it with a hallway with a bedroom at each end, and a bathroom in the middle.But this particular duplex has the following layout - one bedroom off the LR, which is fine. 

You only have to look at this thread to see how many people are stopped in their tracks by this issue.The only issue is to get the property at a price that reflects it's undesirability with all the utilities as one.

At this rate, I wouldn't be able to finance another property for a few years, which is also undesirable.  

The 2 feet upward slope (which is 2 ft away from back of house & backdoor) is causing the water/mud from backyard to come toward the house; I have a french drain that's suppose to drain water but not the mud.

There are a lot of subtleties depending on neighborhood differences, house styles, specific location issues (busy street, across from something undesirable), unusual layouts, small yard, no garage, structural issues,.... 

The properties under $1mln are undesirable unless they can be improved beyond $1mln.  

Knowing what to look for now....mud tracks, dirt on the sills he should have caught that.

The other cost is turnover and then vacancies during the mud season when there is no skiing or hiking.

@Curtis Fergus, in your experience, is finding good cash flow also difficult in low-income, or "undesirable" areas?

On the other hand you wouldn't want to go to low and start attracting undesirable tenants like @Stephanie Dupuis had mentioned.
