The DIY work isn't easy, I had to learn the hard way (youtube and lots of trial/error).But the number one thing I wish I had known, was to not over renovate.

Like offer a 3-4 hour trial at $15-20/hr and either they pass or don’t.

It reads in in all caps that "you are giving up any rights you might possess to have the dispute litigated in a court or by jury trial" I feel like I'm in compliance with the contract and the buyer feels like I'm adding a lien or encumbrance by asking to be compensated for architectural drawings that were not included in the sale. 

After going through "Trial and Terror for years, I decided to follow the pros and stop taking stupid courses, I went to auctions, developed cash partners and most importantly developed a system of how to control real estate using skinny contracts with full profit disclosures.

I have (unfortunately) dealt with some variation of this problem many times in my student rental business.
