Buy and hold in one of the A class areas in Baltimore, if you are going to do Baltimore, it’s the only part of the city that has growing population, and rehabs are extremely tough right now especially with no experience, I’m doing one right now on the eastern shore, basically cosmetic, was built in 1994, systems, plumbing etc in good shape, labor is even less than Baltimore, gc-ing myself, still running me 70k, materials are insane right 3bd 1ba, mid tier Lowe’s stuff (I’m even putting in a shower insert, no title) is running over 30k.

I don't think it's worthed the hassle to do out-of-state rehab-fix-rent outside CA if you live in CA.About the school district just enter niche.com ; find the best 5 school district in your metro and buy-hold there.All this software opens your eyes that the opportunity is actually located in front of your eyes.For cashflow I still invest in midwest primary for the following reasons :  we need those rentals to maximize tax and cash-flow(gross rent is twice mortgage stuff); I prefer just turnkey for midwest.

On the other hand, when the inspection report comes back with stuff to get fixed the experienced realtor has relationships with contrators, painters, handyman etc and can often get those repairs done lightening fast so that a deal closes.
