Based on consumer sentiment and the reactions from investors you can gauge areas that are still experiencing high levels of buyer interest and the same goes for areas that are "cooling".

However, I've heard some conflicting sentiments about the area.   

@Antowayne Watson agree with sentiment on lower risk in multi-family.

This is a great time to ask questions, determine the back story facts and circumstances of the family's financial situation and perhaps plant some seeds that can be harvested when the family is ready to sell.Offering to buy the property with the contents (after the family members have picked through any sentimental or value items) allows the family to move on without the emotional experience of watching the $150 crystal vase that was given as a Christmas present be tagged and sold for $1.00.

That adds to an overall upwards market sentiment that pushed rents higher each month over the previous one for whole 2014.Surprisingly, or not due to rent control, the city of San Francisco where most of the high tech boom seems to cluster, the rent increases appear to be somewhat flat, with increases in the mid single digits.That can tell one thing, that a lot of people working in the city, actually commute in and rent in the surrounding areas.

Investor sentiment has a major affect. 

My wife believes that this guy wants to put the home back on the market to get a higher price, and I'm more inclined to believe the seller's story that he simply changed his mind (simply because he seemed sentimental about the place).  

And not a single time did an inspector find anything of signifigance that everyone else involved couldnt clearly see with their own eyes.You can either clearly see the problem....or you cant, and if you cant see it, its not like the inspector has xray vision.I haven't been through anywhere near 4k inspections, but I share that sentiment.

It's encouraging to see others who echo the same sentiment I have.
