I want to quit my job and start managing rentals and acquiring properties full time instead of sitting behind a desk solving computer problems for others(Maybe i'll work 3 months of the year in the sunny side of the country during winter time to add to my seed money).

After the tenants left, I spread some new seed over the bare ground, covered it with a layer of straw to hold moisture and the lawn quickly grew back.As to training your tenant, communicating your concern is the place to start.

I would just keep in mind making money without any seed capital is going to be 3-4x tougher, so don't expect it to come easy.Give wholesaling a shot or if you know someone with a lot of money approach them about a JV partnership.
