You can incorporate your LLC in any state regardless of your residence and where your investment properties are located.Go to the secretary of state's website of where you are purchasing your investments and see what they require (registering your LLC as a foreign entity).

They have failed to renew my entities with the Secretaries of State multiple times, have billed me wrong amounts, and GREATEST OF ALL, have cost my business ~$50K in cumulative TAX PENALTIES due to negligence in filing for a tax extension, failing to walk me through my tax filings and needed payments, and failing to file an abatement promptly.

I reminded the contractor with past email documentation that we'd already paid for this and the contractor's secretary (wife) sent us an email backtracking on how she wasn't sure exactly how to describe the work and that at any given time different things need addressing and it may not have been the same thing we paid for.

Section 5-15(a) of the Act provides:It is unlawful for any person, corporation, limited liability company, registeredlimited liability partnership, or partnership to act as a managing broker, real estatebroker . . . or to advertise or assume to act as such broker . . . without a properlyissued sponsor card or a license issued under this Act by the Department, eitherdirectly or through its authorized designee. 225 ILCS 454/5-15(a).A license issued by the IDFPR certifies that the real estate broker has fulfilled all of therequirements of licensure under the Act. 225 ILCS 454/1-10.As of December 31, 2009, the Illinois Real Estate License Act of 2000 provides for a privateright of action when private citizens can seek to stop the unlicensed practice of real estatebrokerage. 225 ILCS 454/20-21(c).Other than as provided in Section 5-20 of this Act, if any person practices as a realestate broker, real estate salesperson or leasing agent or holds himself or herself outas a licensed sponsoring broker, managing broker, real estate broker, real estatesalesperson or leasing agent under this Act without being issued a valid existinglicense by the Department, then any licensed sponsoring broker, managing broker,real estate broker, real estate salesperson, leasing agent, any interested party, or anyperson injured thereby may, in addition to the Secretary, petition for relief asprovided in subsection (a) of this Section.

It always sets you back when your secretary comes in and says 2 agents are here and want to speak with you.In all cases they were chasing down folks that we had lent to in the past ... and now they graduated into doing deals that got them in trouble... and or in prison.

I was raised old school salesmen tactics   IE  always answer phone live... either my self  secretary or ans service... and call back same day ... set appointment ... don't try to qualify to hard on the phone...

.- Serious marketing efforts to commercial owners manually (or use VAs) to jump through the Secretary of State website for each owning LLC to get the agent (often an attorney) and the names of the members.- Use missing persons search to get contact info on the LLC members.- Yes mail a letter to the agent (often an attorney) but be clear who you are addressing:  Dear Agent for ABC LLC, Members Jon Doe, Jane Doe etc.
