The multifamily space is hyper saturated at the moment and every listed deal has thousands of eyes on it within hours of it hitting the web.For the most part, you would have a higher likelihood of not losing money if you were to approach multifamily owners directly (properties that are not listed for sale by brokers) and trying to go under contract at a number that corresponds to a higher-than-average cap rate for the area.

But unfortunately with hundreds of new airbnb units added last year in Alachua County, it's already pretty saturated here.
