Franchise Fee - It is my belief, please tell me if you think otherwise, that none of three have strong enough name recognition where owners/investors/tenants migrate towards them.

@Wes Blackwell thanks for the encouraging comments, I'm in the market research phase right now so I'm still narrowing it down and as I said I'm new to the Sacramento area, but I'm thinking that I want to be close enough to downtown/midtown area that the property will still attract the millennial crowd that has been migrating this way but not so close that price dilutes my returns, because, from what I'm seeing, fourplexes around here are about 400k turn key.

Great old(er) thread...absolutely agree with Joshua Dorkin and others.I've been a happy BP'er for a few months now and am amazed at those who swoop in like migrating birds, drop their...ad....and then take off, never to be seen again.

WPV apparently needs all the units to be empty so it can treat all of them for bedbugs, roaches and other pests that would migrate from one unit to the rest if they’re not all treated.

Forum debates these measures and discusses what it means that campaigns for rent control — normally found in large urban areas — are migrating to the suburbs.Spread the awareness...

In addition to updating fits and finishes.As millennials age we will probably see migration to the suburbs anyway, but Gen Z is right behind us to continue to rent in the more trendy areas.New construction at the higher end may have more offices incorporated into them, it's difficult to say.  

Southern Ontario will remain a strong housing market even with the stress tests and the lack of affordability.We have immigration and migration plus millennials coming into the housing market hot and ready.

These all have good net domestic migration, good job creation, and good organic rent growth numbers in linear real estate markets.
