@Einat Menashe If you are willing/able to do medium to large rehabs to the unit(s) it will be possible to hit the 1% rule but there wont be anything turn key in area that have seen 5-10% appreciation in recent years (near west and NW sides).

However while a tenant still occupies the property I was intending to use money from my full time job to pay down the loan faster.Then once the tenants lease was up and decided to move out I intended to do some medium rehab force the value up to at least 30k and rent for $600 a month mortgage free.

We could buy into NNN (a couple good single tenant or one MT strip) with stable cash flow about 50% more than our current situation: This option gets us from our current $8k/m up to $12.5k/m or so right away, with the possibility for modest equity appreciation.We've also identified an off-market lease-up storage facility with big medium-term upside (break even cash flow for YR 1, $5k/m YR 2, $13k/m YR 3, $15k/m YR 4; we could cash flow better the first couple of years with interest only terms, which we could probably get).

Everyone has made great points regarding a few specifics but I would say no matter how good a deal appears you can never discount the experience, skill sit and focus of the syndicator/ operator.A great operator will make a half decent deal great no matter the struggles but a novice operator can make a great deal sink at the end of the day.I worked directly with syndicator clients and for a top notch syndicator for four years and what I learned from him is the team and system he had created to cover all ends is what led to his unmatched success and sticking to doing only one thing better than anyone else which was medium size value add deals although everyone will have their own definition of value add.
