I made a simple website from Intuit and linked with a ZOHO database that notifies me when someone has filled out the questionaire.

The screens are not intuitive and the do not define their data points well so it is very difficult to move data from another software because many of the data points are ill defined.Then they tell me that they do not know where Buildium generated this random "rent income" start date.

I recommend some more formal business oriented options below:cozy.co - website with no fee rent collection service- no fees for either party. newer entrant but seems trustworthy and user friendly. haven't used this yet.https://www.biggerpockets.com/forums/92/topics/198046-cozyco-reviewshttps://ipn.intuit.com/ - Intuit payment network- 50 cent fee per transaction and can be recurring payment. reputable company and relatively easy to setup.

I wish it was more intuitive or that I was smarter LOL. 

And listening to my intuition. 

Thats 200k a year in tuition/living.

At first, it seems counter intuitive to be a landlord and also a tenant.It felt odd to me (disclosure: I own a home). 

That being said, she needs reassurances that you will listen to her women's intuition, and that you understand that she has a stronger need for financial safety. 

It's not intuitive.

My advice is counter-intuitive:  Stay in California if you can, because the real estate is golden.
