And your Realtor would know more about what’s typical with new construction in your State, but I feel they should be fighting for your interests, and be the one having the conversation with the sales rep about a reasonable amount for the earnest money deposit, on your behalf.Glad you haven’t signed anything yet and hope you manage to come to terms that work for you.Keep us posted!

I recently thought I found a great duplex but when a local agent toured the property for me, they didn't even feel safe which lead us to believe finding the right tenants would be a challenge. 

I'm hoping perspective guests feel the same way.

I would feel a lot better about doing that in a market where there was a PM who only managed student rentals.

The other STR in my area mostly have hardwoods throughout and I personally don't like carpet which I feel many guests may feel the same.
