I love figuring out puzzles and would really like to scour the web for good deals on properties with great potential for Airbnb, showing potential buyers all the numbers and projected return/income for the property. 

Choosing an appropriate cap rate is very much a market analysis, and only one piece to the puzzle.

Ok Bigger Pockets, Got a Doozy of puzzle for y'all.  

I've started my investing career focussing on houses, but recently came across a condo whose numbers look good (in terms of expenses vs. potential rental income).One piece of the puzzle that I'm not really sure about though: I know that financial health of a HOA is an important element to consider, but I also don't know what "healthy" really means.

There are quite a few properties for sale in the region at various price points.Also my next suggestion would be to start to figure out the financing piece of the puzzle.

I am somewhat puzzled or there seems to be lack of information on how savvy investors grow their business from one income producing property in a short time.

.- Solve three puzzles (Jumble, Suduku, Crossword) per day.- Read two wholesaling/ Tax deed articles per day

Paying rent on time is just one piece of the puzzle.

Does this fit in with the puzzle of FM/FM and the banks being nationalized?

These things rarely happen all at once so you have to find all the pieces of the puzzle.
