After you have done a few deals locally, then you could look to expanding into more expensive markets.There are a bunch of classes and mastermind groups out there.

Hi Navid-To start, I am sorry to hear about your father's dementia.It is fortunate that you were able to sell his business and he invested in 6 investment properties in California 10-15 years ago and he and your mother are living on the cash flow from those.You now are thinking about expanding your father's investment real estate portfolio because California is so expensive to live for them but don't have the same experience and confidence being new to investing.This is an honorable goal and you are right to be cautious and thoughtful.You asked about whether you should cash out refinance each house or borrow against all houses to get downpayment for new properties.

We have spoken with the title company and they said they could easily take care of that, but they haven't followed up and we aren't sure of the fees associated just yet. 

@vincent gamboaHey vincent, if you win the bid at an auction (courthouse steps in ga for example, check in your state for specifics), and let's say another investor or buyer wants to buy the deal from you after you won the bid,  you can easily sell it to them on the spot before you sign the paperwork to take title of he property.  

Its laid out so you can easily analyze deals on the fly and see your actual returns.

You may want to consider working with your accountant remotely to expand your options.I would also recommend looking for a tax strategist willing to work with you throughout the year, not just when preparing your tax return.

You can easily do this on a spreadsheet, and it will take less time to track than finding and learning new software.
