@Brandon IngegneriMoral and Ethics trump Greed for Money.There are a lot of things Investors do that come back to haunt them and I feel it's better to take less of a profit than to forever live with decisions that can affect your mental health and conscience.Another way you could have done it is set up a GoFundMe site for him, and just donate a substantial amount first.

All of this you can do with out an attorney.You can also fix up and rent any of the properties forever with out doing anything else with the deed.Lower end properties you could possibly donate to a housing non profit for a tax write off.John

I also read many investment magazines monthly and this is not a job, and yet I spend more time doing that than RE.I receive more than enough income to live on each month, make donations, build homes (not passive but also not required to live off) and add $$ to savings and a bypass trust.In the early stages RE was very much a job.

But, I get the impression that you're no longer in a place where you need to be looking out for where your next mortgage payment is coming from, and you can afford to donate your time without too much concern about whether you'll get (re-)paid for it.Unfortunately, most real estate agents these days aren't in that situation...and that's the point of view that I like to keep in mind when I ask someone to help me with something...
