You can also finance it if its not going to be "Subject to" multiple issues that exceed a simple cost to cure that can be held in an escrow hold back. 

Let's cure the damage. 

There is no cure for stupidity...unfortunately...and ROI on paper brings out the stupid.

They will then have 10 days to cure the violation, if they don’t then you’ll be able to demonstrate For Cause Termination and end the lease.

Making offers is a good step in curing "AP."  

I'm not sure the tenant cares if there are belongings, but they have a hard time overlooking any deficiencies that you will cure after move out.We have had people pay the full month and move out mid-month (early) in hopes of getting a prorated refund (we work hard to do this, sometimes, split the empty days cost with them if they have worked with us) and people who have no money for any of the month but we incent them to get get out as soon as we can (keys for cash).  

Mistakes will cure themselves over time with capital appreciation which will allow you to refinance.

If they don’t sign or respond in a couple days then I would follow up saying, we haven’t received a response so please let us know today otherwise we’ll be required to send a notice to cure as the lease has a no pet policy.

The media loves to sell us on fear, and then turn around and sell us on their cure for it…What I am getting at.  

A good lease agreement will have rules about storing items outside or in common areas, as well as responsibilities for cleaning up outside.I recommend writing a Notice to Cure or Quit.
