Thanks in advance for any helpful feedback.I'm renting a house in Colorado (just outside Denver) that is owned free-and-clear. 1950's home, very cookie-cutter in this neighborhood with comps between 300-310k.To get that ARV of 300-310k, it'd need about 25-30k in work.I'm trying to figure out the best way to approach the owner with an offer.

I love the type of work that you do, nothing cookie cutter about it. 

We spent about a year looking at cookie cutter log cabins to purchase.Eventually we decided to purchase a lot and custom build a mountain home.

I usually do flowers or my wife makes homemade cookies.

2) The scout is outside the grocery store asking to buy cookies... and you don't have cash so you have to hit an ATM to get out a $20.00 bill with a $3.00 charge to buy a $4.00 box of cookies??
