I am attached to it and the Superbowl is being hosted here next year so I would like to have it for that experience but why defer obtaining my goal of acquiring a multifamily (or even apartment complex >16 doors).

I also went to undergraduate in PA and grad school in AZ, and in both locations large apartment complexes were being built, and the local landlords couldn't compete in one location because of over development by the large corporations.

Since then he has mostly bought apartment complexes and has never lost any money and talks down about owning less than 32 units which usually allows you the chance of hiring an experienced Property Management Company to handle the daily operation that includes the screening and maintenance and you just manage the managers and get regular (once a week) financial statements and you still have positive cash flow.

There are some complex structures to mitigate that for sure where the owner might hold assets in a blind trust with no control but you are a one man show and that won't ever pass the smell test to a judge.Asset protection is all about risk tolerance.
