Seeking any responses from forum and BP members if you would like to talk more offline, or reply here if you are of interest.This would be/could be a wonderful military public affairs type story that I would work with the USMC Reserve command (Lambert Airport) in the local area and seek for as much 'good story' media coverage if that would be something of interest.  

My problem was that in my price range the units were only grossing $6k/year and the HOA was something like $350 month.Higher end properties command a boatload of rent during the winter and as long as you rent it during peak periods (don't bring your family during xmas), you could possibly make enough during the winter to make a return.

If other properties are renting for ____ and yours is the same you should be able to command that rent.

The only properties I've seen for $89k are in absolute war zones (which don't command that level of rent). 

That size of house on that stretch of Neff can possibly command $125K... but Mozina probably can't break $100K now IMO. 

You won't command the same rent as a room with a private bath, but I'm sure there will be someone willing to do it for the right price, assuming everyone is respectful of the shared space. 

Again, that is just a rough look at the property, the rent the units can command and the overall purchase price are more important to drive the cap rate, cashflow, etc.
