The only advantage they have is not taxing food or clothing, so go shopping for clothes up there, not rental properties.

I am under contract on a property in Jacksonville, Fl (primary exit strategy is flip) which currently has a gas stove, and gas water heater, but electric heating and no gas line at the clothes dryer.

Also, is the electrical cloth wiring?

They definitely don't want to sit down on the couch and get up with pet hair on their clothes.

I've never had much luck with them actually only smoking outside and even if they do it still stinks up the house from their clothes.

After finish sanding, go get the stain paint over it, wipe it out the stain with a damp cloth.

Back when this place was built, most people had a couple of sets of clothes so closets were 2' wide and just as deep.

But I strongly recommend if your sanding or tearing apart walls with lead paint you change your cloths before going home and your child hugs you and has problems for the rest of his/her life.  

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

Just walking thru these properties made be want to vomit and two hours later it can still be smelled on your cloths.
