I don’t know that buying an STR is difficult as the author (with a bias) suggests.that said, as an STR owner, I personally love the medium, however I think legislation will be such a battle over the coming 5 years that it’s hard for me to blanket recommend them.

I'd be happy to recommend an attorney and title company depending on location.Also, please keep in mind that your title company is only half the battle.

What I left out of was that the cat urine smell was so strong that even after we pulled every bit of carpet, etc and cleaned the unit it still wreaked of cat urine.

Yet no one touches coke, it is a lost battle.

Smells, mold, termites, punch list items and updating needed.

Is there a musty smell or something unfavorable as you go through? 

I want to choose my battles wisely and told my agent I have no problem disposing of the other contents of the property which is a bunch of furniture and pictures, since it's being rehabbed and we'll have a dumpster on hand to pitch those items but I'm pretty sure I'd incur an extra expense getting rid of the x-ray materials.I did locate a couple of local companies that will dispose of such items and forwarded them to my agent for her to pass on to the seller's agent.Can a seller just refuse to clean out a property?
