I can tell you last time we stayed in Destin the place didn't have a vacuum (which was ridiculous, there's sand everywhere and that alone would've changed our life during an 11 day stay) and one of those folding beach wagons (if they're allowed) would've been a game changer as well.

That being said I think we are both on the same page that neither cash flow or appreciation should be considered in a vacuum to make decisions but the whole investment should be looked at as comprehensive investment.
