There are many pieces of the Real Estate puzzle you could understand by working with an agent.

All the pieces of the puzzle are in place, except for a general contractor.I'd love to meet up, get lunch or a beer and discuss in detail.  

I look at them with a puzzled look and they tell me in Florida there is only three ways to close. 1) Have the previous owners sign a quitclaim deed.

But in reality, only a small percentage of people are willing and able to play the game, so there's enough to go around and there's no need to rush.Second, the ongoing cashflow vs appreciation question/debate is, well, puzzling, because I think it's pretty much been settled by David Greene, the host of the BP podcast.

Of course, my knowledge of the market helps here but, irrespective of that, the daily rates I've been getting have been so low that they were a no brainer anyway.This is a real puzzle for me.

playing detective, and piecing together the puzzle, good work..that's the fun part...if its across from the entrance to the Nat. park i wonder what the vrbo numbers would be on that...let me know how much work it needs, Im ready to offer.....Im standing by....i can help with detective work as needed too.....

I also am puzzled by all of the Californians investing in out of state turnkey for "cashflow." 

Plus, most agents don't understand how to analyze investment property, and if they only do it 10% better than you then it's only a matter of time before you trust their opinion and make a major mistake.Your agent should help you see things you can't see... not piece together the entire puzzle.
