Hopefully that is not the part you are saying should be 4-5k. yes origination points your 1.5 % is just a part of it.. you have pre paid and 3rd party charges you can see on the HUD but then you will see JUNK fee's to the lender.. these may include.1. underwriting fee2. appraisal review fee3. doc prep fee on top of what the title company chargesand just about anything else U can think of that's why they are junk feesyou simply cannot be in the mortgage business and not bring in 4 to 5K per file unless your getting service release premiums.. your over head will eat you up and you would be out of business.

I did month to month agreements, so it wasn't as scary to take a chance on people, but mine had verifiable school records or employment offers.What you could do, is take the money but write up a month to month agreement, and you still reserve the right to kick them out with 30 days notice and refund any unused pre-paid rent.If he has come to work, he will get a social security number, so you can ask for it.
